Jeffrey Small, Jr. / Chief Executive Officer

Jeff Small, Jr.Jeff is Co-Founder and Chief Executive Officer of MDH Partners. In addition to leading the strategic direction of the Company and the underwriting of its deals, he manages the relationships with its equity investors. Jeff also advised the Blackstone Group in the acquisition of 45 million SF of properties in 30 markets across the country with a value of more than $2 billion in order to form IndCor, the country’s second largest industrial real estate company. He was appointed by Blackstone to the board of IndCor and continued to counsel the company as it grew to $8 billion in assets before its 2015 sale to GLP.

Prior to founding MDH in 2005, Jeff was the President and CEO of M.D. Hodges Enterprises—an Atlanta-based development company with a portfolio of 140 office and industrial buildings, totaling over 13 million SF, 1,600 acres of commercial and industrial land, and 4,000 acres of timber land.

Jeff orchestrated the sale of Hodges to the Blackstone Group in 1999 and then guided the transformation of the company from a family business that had been founded by his grandfather into an institutional one by reorganizing its corporate structure and implementing new management practices. In 2005, he sold the company again to ING Clarion, generating an internal rate of return for Blackstone and its investors of over 26%. The company achieved this exceptional return through new development, acquisitions, land deployment, disposition of non-core or over-valued assets, and bringing best practices to the organization.

Prior to joining Hodges, Jeff practiced corporate law at the Atlanta law firm King & Spalding. He is a magna cum laude graduate of Harvard Law School and a summa cum laude graduate of Yale University. He also holds a Masters in Religious Studies from Oxford University in England. Jeff is a published author of two award-winning novels, The Breath of God and The Jericho Deception. He currently serves on the Board of Trustees of The Westminster Schools in Atlanta and previously served on the Boards of General Theological Seminary in New York and Trinity School in Atlanta.  He lives in Atlanta with his wife and daughter.

Michael Pelt / President

Michael PeltMichael is Co-Founder and President of MDH Partners, and focuses primarily on acquisitions and strategic oversight of the company’s portfolio.  In 2010-11, he advised Blackstone on its due diligence of 20 million SF, of properties that were part of its assemblage of IndCor and then asset managed these properties until Blackstone formed the new company.

From 1999 to 2005, Michael was the Chief Investment Officer and President of the Office Division of M.D. Hodges. He directed the development of that company's 416 acre mixed-use office park, Huntcrest, and was responsible for the development and sale of 340 acres of office, retail and residential land.

Prior to joining Hodges, Michael was Vice President of Marketing and Development for Technology Park/Atlanta where he oversaw marketing and development of a large mixed-use office development in Buckhead called Lenox Park. He began his career as a consultant with Arthur Andersen & Co.

Michael is a former President of the Georgia Chapter of NAIOP and former instructor for the CCIM Institute. He is a licensed real estate broker in Georgia. Michael holds a BBA degree from the University of Georgia and a Master of Science in Real Estate from Georgia State University.

Mike Herman / Chief Financial Officer

Mike manages the company’s lender relationships, negotiates its debt financings, and oversees company administration, accounting, and compliance with joint venture and lender requirements.  Prior to joining MDH, Mike spent 6 years at Jamestown, an institutional real estate investment and management company with over $6 billion of assets under management.  As a Vice President of Acquisitions at Jamestown, Mike directed the acquisition of $283 million of office, retail, and hotel properties, then was promoted to Director of Asset Management and took on responsibility for various projects in New York, DC, and Boston with an aggregate value of more than $700 million.

Prior to Jamestown, Mike was Director of Acquisitions and Development at Extended Stay Hotels, a Blackstone portfolio company, from 2005 to 2007. Mike first worked with Jeff and Michael at M.D. Hodges from 2002 to 2005, where he acted as Development and Investment Manager.

Mike earned a BS in Civil Engineering from Rice University and an MBA from Emory University.

Chris Stanley / Principal

Chris oversees all of MDH’s development activity and capital projects, as well as due diligence of pending acquisitions.  Prior to joining MDH, Chris spent 3 years at Seefried Properties, a leading Atlanta-based developer of industrial properties.  As Vice President of Development at Seefried, he executed the build-to-suit development of Amazon.com fulfillment centers in Tennessee, Florida, and Texas, totaling over 4 million SF.

Chris first worked with Jeff and Michael at M.D. Hodges, then stayed with Hodges following the 2005 sale of the company to ING Clarion.  While part of the Clarion team from 2005 to 2012, Chris directed development and capital improvement projects throughout the Southeast, as well as overseeing Clarion’s equity investments in several development joint ventures.

Chris holds a bachelor’s degree in Building Construction from the University of North Florida.  He is a certified general contractor in the state of Florida, and a LEED accredited professional.

Joe DeHaven / Asset Manager

Joe joined MDH Partners in July 2014 and manages leasing activities across the MDH portfolio, as well as overseeing the company’s third-party property managers in each market.  Prior to MDH, Joe worked with the Office and Industrial Investment Sales teams at Colliers International in Atlanta for three years, and was involved in the closings of more than $200 million in assets.  He began his career as a Research Analyst with GVA Advantis.

Joe earned his BA in Economics and Spanish from Vanderbilt University and his MBA from Emory University.

Matt Gregory / Senior Analyst

Matt joined MDH Partners in May 2015 and focuses primarily on the underwriting of potential acquisitions and development opportunities.  Prior to MDH, Matt interned at Landmark Properties, a national developer of student housing properties.

Matt attended the University of Georgia, where he first earned a BBA in Real Estate and Management, then returned for both a JD and an MBA.
